Why a coastal home needs a different security design

The best system for a coastal property protects against events that can become serious while nobody is there: intrusion, fire, carbon monoxide, a failed heating system, frozen pipes, a leaking appliance, a sump or drainage problem, and loss of power or communications.

New England coastal homes also vary considerably. The right design for a compact year-round cottage is different from the design for a large seasonal home, an elevated waterfront property, a condominium or a weekly rental. The starting point should be the building, its utilities, how it is occupied and who needs access—not a predetermined equipment package.

Start with the unattended risks

Ask what could happen in January, during a nor’easter or between property-manager visits. A modest plumbing leak or heating failure can cause more damage than a break-in if it remains undiscovered for days.

Design around real routines

Document when the home is occupied, who checks it, whether it is rented, where shutoffs are located, which areas remain heated and how internet and electrical power are backed up.

Protect large windows without creating nuisance alarms

Use perimeter contacts as the first layer

Match glass-break detection to the actual glass

Do not aim an indoor motion detector at the view

A standard passive infrared, or PIR, detector does not see trees moving through closed glass. Some dual-technology detectors also use microwave detection, which makes correct range adjustment important. Useful distinction: wind-blown trees, flags, water and their moving shadows are usually a bigger problem for camera motion alerts than for an indoor PIR behind a closed window. Water, low-temperature and power alerts are essential

A single low-temperature alert near the main thermostat is useful, but it may not represent a vulnerable crawlspace, plumbing chase, addition, garage or distant mechanical room. Coastal and seasonal homes often benefit from environmental detection in several risk areas.

Give property managers and vendors their own access

A property manager may need both physical access to the home and authority to speak with the alarm company. Those are separate functions and should be managed separately.

System or lock user code

Create a unique code for each property manager, cleaner, family member or recurring vendor. Compatible platforms can support scheduled, temporary or remotely managed access and activity notifications. Avoid sharing the owner’s master code.
